The Downside to an Open Floorplan and How to Overcome It

Most people that are building by the beach in Delaware want to build a home that feels a little bit like a vacation all the time. They want it to be a place where they can invite friends over for a cookout or play board games with their family after dinner. They want to come home to a welcoming living room after a fun day at the beach. Ultimately, they want it to feel like a home they can love life in, which also happens to be located in their vacation spot.


That's why the majority of people that build a home here are drawn to open concept floorplans. They provide the perfect flow for entertaining, they create a great space for family and friends to forge connections and they let in all that beautiful natural light that coastal residents love.


The problem with open concepts is another trend in home design: the first floor owner’s suite. We love placing the owner’s suite on the first floor because it provides better accessibility and creates a separate space away from other bedrooms. The problem is, most open floorplans stick the owner’s suite right in the middle of all those connections and entertaining that are happening. Suddenly your private suite feels a lot less private when you open the door right into all of the hubbub that happens in a happy home.


The good news is that you can have both. Open floorplans have been around for several decades now and they’ve really improved. Builders have found creative ways to design an open concept that also affords privacy for your owner’s suite, like in this plan where the suite is tucked away behind the kitchen.


When you’re evaluating floor plans for your new home, make sure you consider where your owner’s suite is located and how much you value the privacy of that room. The first floor is the heart of your entertainment space, and you likely don’t want the owner’s suite to feel like it’s in the middle of the party.
